This very special property offers breath taking views of Russell harbour and Paihia. Centrally located and minutes walk away from world class famous restaurants.

This luxury three bedroom apartment is two storied with a bedroom and ensuite bathroom upstairs. On the lower level is the laundry Two bedrooms, bathroom, open plan lounge, kitchen, dining opening out to front and back private decks.

The apartment is without its own private carpark however safe (free) public parking is available.

All long weekends have a minimum of 3 nights stay.
From the 15th December till the 15th January is a minimum of 5 nights stay
Rest of the year is a minimum of 2 nights stay.

House Rules

TERMS AND CONDITIONS
Due to the boutique nature of Russell Wharf House and our 2 unique accommodation offerings, we are limited to the following Cancellation, Amendments, No Show policies and Terms:

1. BOOKING AND PAYMENT TERMS
a) Throughout the year, the minimum stay is 2 nights with exceptions:
i) over peak Season from 15th December to 15th January, the minimum stay is 5 nights,
ii) over Long Weekends, the minimum stay is 3 nights.
b) All bookings must be confirmed with full payment 30 days before your Check-In date. If you book within 30 days, full payment is required at the time of booking.
c) If you are booking via AirBnB or another booking channel, their Terms and Conditions will apply to the booking.

2. CANCELLATION POLICY
a) If you cancel your booking up to 30 days before Check-In, a full refund of the total amount will be paid, less $50 booking fee.
b) If you cancel your booking less than 30 days before Check-In, there are no refunds.
c) If you have booked via AirBnB or other booking channel, their Terms and Conditions apply to the booking.
d) Exceptions may be made on a case-to-case basis by the management.

3. MOVING A BOOKING
a) We appreciate sometimes plans change, we can move your stay up to 14 days before Check-In.
b) If moving your booking between 14-30 days of Check-In, Russell Wharf House can hold 100% of your payment in credit for a future stay. To be used within 12 months of your original booking. Please note, the guest is liable for any rate changes.
c) If moving your booking between 7-14 days of Check-In, 50% of your booking can be held in credit towards a future stay within 12 months of your original booking. 50% is non-refundable.
d) 0-7 days from Check-In or No Show, full amount paid is non-refundable.
e) Exceptions may be made on a case-to-case basis by the management.

4. CHECK-IN / CHECK-OUT
a) Check-In is from 3pm.
b) Check-Out is by 10am.
c) Please advise the host on the expected arrival time via email at christine@russellwharfhouse.co.nz or call +64 27 481 0617.
d) Late Check-Out is a subject of availability and can’t be organized the evening before the Check- Out day.
e) Our cleaners will arrive on site at 10am to start preparation for our next guests arrival, please vacate the property by this time and follow the Check-Out instructions supplied.
f) Please deposit the house key back into the lockbox upon your departure and ensure that it is securely closed.

5. THE SPACES
a) The Strand Apartment accommodates max 5 guests with 3 bedrooms, 3 beds (1 x super king, 1 x king, 1 x king single), and 2 bathrooms. The large downstairs bedroom has a super king bed, on request this can be split into two king singles prior to your stay.
b) York Street Apartment accommodates max 4 guests with 2 bedrooms, 2 beds ( 1 x king, 1 x queen), and 2 bathrooms.
c) Please refrain from moving large indoor furniture around, and keep indoor furniture inside and outdoor furniture outside
d) The awning at the Strand Apartment is remote-controlled (remote is labeled). Please use the awning only in suitable weather—avoid using it when raining or in strong winds, and retract it if the breeze becomes too strong. Ensure the awning is retracted and not left open overnight. Note: The awning is unavailable from 1st June to 1st October due to seasonal weather conditions.
e) Please ensure that whenever you leave the house, all window latches are closed, and for the bi- fold windows, both the top and bottom latches are locked.
f) Please deposit the house key back into the lockbox upon your departure and ensure that it is securely closed.

6. NUMBER OF OCCUPANTS
a) All accommodation must be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation.
b) Exceeding the stated number of guests will result in a termination of booking and you being required to vacate the property immediately without refund.
c) If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.
d) No extra guests are permitted on the property e.g. sleeping on furniture, in tents or any mobile vehicles.

7. VISITORS
a) Tenants and/or visitors for the Strand apartment must park in specific designated area.
b) The tenants are responsible for the behaviour and actions of their visitors whilst on the premises.
c) Please note that Parking and access is limited.
d) We must be informed in writing of all individuals visiting the property.

8. EVENTS
a) No functions or parties may be conducted at the property.
b) No Weddings are to be held at the property.
c) No Elopements allowed without prior consent, please note an additional fee will apply and subject to conditions.

9. PHOTOGRAPHY
a) Commercial photoshoots are permitted but must be pre-booked.
b) Bridal party preparation photography, please inform us of this at the time of booking.

10. CLEANING
a) All accommodation bookings are accepted on the basis that all occupants treat the property with the same respect as their own home and in accordance with these Terms and Conditions.
b) Please leave the property in a neat and tidy state with all rubbish removed and deposited to the relevant outside bins and follow our Check-Out instructions.
c) A professional clean will be carried out on Check-Out and the cost is additional to your accommodation amount.
11. Mid-stay cleans & a change of linen are available upon request, these incur additional fees. If a property is found to be left in an unreasonable state at check out, there will be an extra cleaning charge of $100 minimum. This will be determined by management’s discretion.

12. CHILDREN
a) Children are welcome, but are the responsibility of parents or carer.

13. NOISE
a) Please be respectful of other guests on the property and to our neighbours at all times and keep noise to a minimum, so everyone can enjoy their stay.

14. PETS
a) Unfortunately we cannot accommodate pets on the property.

15. DAMAGE
a) Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Property Owner/Agent.
b) Any such breakages, damage or loss must be reported immediately and paid for prior to departure

16. SMOKING
a) This is a no smoking property. If there is evidence of such including a smoke odour you will be charged a fee of $500 to cover the cleaning of curtains, carpets and air-conditioning sterilisation. $50 will be charged for the removal of cigarette butts from anywhere on the property.

17. RIGHT TO REFUSE OR REVOKE BOOKINGS
a) The Booking Agent and the Owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.

18. BOOKING CONFIRMATION

a) Once a Guest’s booking has been confirmed, the Guest shall be responsible for payment of the total price for the rental period and all extras (if any) as shown on the confirmation notice on or before the date or dates referred to in such notice.

19. DISCLAIMER
a) I/We hereby acknowledge and agree that the Property Owner and Agent will not be held responsible nor liable for:
i) Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the accommodation due to my/our failure to comply with the Term and Conditions or House Rules;
ii) Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our /their part.
iii) Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the accommodation site. All occupants are to take specific care at all time and requested not to approach any wildlife under any circumstances.

20. INDEMNITY
a) You, the guest, indemnify the Property Owner and Agent against any liability which may attach to the Property Owner and Agent as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his/her visitor.
b) Management reserves the right to update these Terms & Conditions when required at their discretion.
c) Much time and care has gone into creating our spaces, please be respectful and we hope you enjoy your stay.
